UNDERSTANDING YOUR VISION.

A great design is a collaborative effort where your ideas are joined with our ideas to create the perfect space. Before your initial consultation, we recommend gathering pictures that inspire the vision for your space.

We start the process with a phone interview or in showroom interview to determine what you are looking for and what your expectations are regarding the design process. Secondly, a Project Developer will visit your home to listen and explore your ideas and goals for your home’s re-design. Using this important information shared with us, we can estimate a range of possible design and remodeling solutions that size up the possible scope and expense. We’ll briefly introduce how our client-focused approach puts you in charge and provides the design, materials and general contracting services to make your project worry free.

PROJECT BUDGET DEVELOPMENT.

Every project has a budget. Our goal is to give you a realistic idea of what your project will cost. Alterations to the existing floor plan, the size of the space and the level of finishes selected will all factor into the total cost of the remodel. We will advise you of areas that you can achieve the best return for your money and at the same time still achieve your desired result. Projects do have minimum budget requirements. Based on the scope of work we will assess if we can do what you want for the amount you are prepared to spend.

PROJECT DEVELOPMENT PHASE.

Project development is a multistep process in which we create a preliminary plan and budget for your project. The process activities include taking detailed measurements of the space(s), scope development, CAD work, preliminary plan take-off, sub-contractor bid procurement, material sourcing and proposal development. During the consultation, if it is decided that CAD drawings consisting of a floor plan, elevations and perspectives are required, we will determine the design fee based on your living space.

 

Our Master bathroom design fees average $500.00.  Our kitchen designs start at $500.00 and go up to $1500.00.  Please note, that 50% of your design retainer is refundable towards the purchase of cabinetry if purchased within 90 days of the initial design consultation.  All designs can include two small revisions to each space, and a price comparison.  All documentation will become your property. 

 

Special consideration is given for smaller projects that don’t require design or projects where designs have already been done.

BUDGET & AGREEMENT.

Your Project Developer will review the scope of work and estimate for the project. We have a minimum budget for all remodeling projects.

After confirming the scope of work, Preliminary Plan, and estimated cost of the project we will sign a Design/Construction contract and a deposit is due. Our payment terms will be reviewed and reflected within the Design/Construction contract.

SELECTIONS & FINISHES.

Following the Pre-construction Meeting, your Project Developer will schedule a meeting at our showroom to finalize material selections such as tile, countertops, cabinets, flooring and fixtures. If you are providing fixtures, you will be given a list of items needed for the project. If we are providing fixtures and a larger selection then we offer at our showroom is desired, appointments at our fixture partner showrooms will be scheduled. If new appliances are part of your project, we will need to confirm model numbers and lead times at this meeting. We will pass on our contractor pricing to you on plumbing and lighting fixtures. This usually results in substantial savings for you.
